Policies & House Rules

Cancellation
  • 100% refund if you cancel at least 60 days before check-in.

  • No refund if you cancel less than 60 days before check-in.

  • All cancellations or modifications must be made by 11:59 pm in the property’s time zone (EST) to fall within the cancellation policy.

Cleaning & Deposit
  • All cleaning fees will be refunded if guest did not check in.

  • Security deposit will be refunded if guest did not check in.

  • Deposit refunds are processed after departure following a routine property review.

1. PARKING
  • Free parking for 2 vehicles in the driveway.

  • Additional parking may be available around town and may be subject to fees or time restrictions.

2. CHECK-IN & CHECK-OUT
  • Check-in: 3:00 PM

  • Check-out: 10:00 AM

  • Self check-in with door keypad (instructions provided prior to arrival).

  • Early check-in or late check-out may be available for an additional fee.

Failure to vacate by check-out time authorizes a late departure fee of up to one night’s rental and removal of occupants and property if necessary.

3. OCCUPANCY & GUEST REQUIREMENTS
  • Maximum overnight guests: 7

  • Minimum age to rent: 30 (driver’s license verified)

  • Children allowed (ages 0–17)

  • No additional guests or visitors at any time

  • Rental agreement must be signed prior to arrival (names and ages required)

Guest assumes responsibility for all occupants and visitors.

4. PROPERTY RULES
  • No events, parties, or commercial gatherings

  • No smoking anywhere on the property (including decks)

  • No pets unless specifically authorized

  • Windows and doors must remain closed during inclement weather

  • No balloons, posters, streamers, or exterior decorations

  • Commercial photography/filming prohibited without written permission

  • Owner is not responsible for lost or stolen property

5. USE OF PROPERTY

Property may only be used as a temporary residence for registered guests.

Guest agrees to comply with all municipal laws, including noise ordinances.

6. UTILITIES & EXTREME WEATHER

No compensation will be provided for temporary outages of electricity, water, heat, air-conditioning, or WiFi.

Extenuating circumstances include:

  • Government travel restrictions

  • Declared emergencies or pandemics

  • Military actions or civil unrest

  • Natural disasters or severe weather

Travel insurance is strongly recommended.

7. GUEST RESPONSIBILITY & DAMAGES
8. CRIMINAL ACTIVITY

Criminal activity of any kind is prohibited, including illegal internet downloads. Violations may result in fines, prosecution, and immediate removal.

Guest agrees to maintain the property in clean and sanitary condition.

  • Guest is financially and legally responsible for any damage, property  loss, or excessive cleaning required during their stay. This liability covers not just the primary booker, but also any additional guests or invitees permitted on the premises. If the cost of the damage exceeds the deposit, an itemized bill will be provided to the primary booker for owner reimbursement. The bill will include repair or replacement value of damaged items, plus potential revenue lost while the property is shut down for repairs. 

  • Deposit typically processed within 5 days after vacancy, pending inspection

  • Removal of Owner property results in immediate lease revocation

9. CREDIT CARD AUTHORIZATION

Providing credit card information authorizes payment of all rental fees, damages, and associated charges.

Includes:

  • Attorney costs

  • City/state violations

  • Waiver

  • Legally binding agreement

  • Full disclosure acknowledgment

Guest agrees to indemnify and hold harmless the Owner and representatives.
